Riyadh's compound market has no published price index. Rents are quoted on enquiry, they move through the year, and the number a family is given often depends on who asked and when. That makes the market hard to judge from abroad and easy to misjudge from inside it.
This report is the closest thing we can offer to a straight answer. It is built from the records Manara maintains on 47 active compounds in Riyadh, 25 of which have published rates on file, together with 1,824 drive times measured between verified coordinates rather than estimated from a map.
It is not a valuation and it is not advice. It is a description of the shape of the market as at September 2026, published so that a family or an employer can arrive with a realistic number in their head.
Indicative annual rents, exclusive of VAT, drawn from 141 unit types with published rates across 25 compounds. The median is the honest number to plan against. The minimum exists but it is rarely available in the month you want it.

Two things are worth reading off that table. The first is that the gap between a one-bedroom and a three-bedroom is narrower than most arriving families expect, roughly 50 per cent, which means the decision to take more space is usually cheaper than the decision to move district. The second is that the spread inside every band is enormous. A three-bedroom in Riyadh is anything from SAR 115,000 to SAR 400,000, and the difference is almost never the number of bedrooms.
Compound rents commonly include utilities, maintenance and access to facilities, which makes a headline comparison against a standalone villa misleading in the compound's favour. Ask what is included before comparing anything.
47 compounds sit across 25 districts, and the distribution is lopsided. Al Olaya, Al Malqa, Al Narjis and Al Nakhil hold the largest clusters. Many districts hold exactly one compound, which matters more than it sounds: a single compound in a district has no local competitor, and it prices accordingly.
District is the strongest single driver of rent in the data, ahead of unit count, age and facilities. It is also the variable arriving families weigh least, because a district name means nothing to somebody who has not driven the city.

Anything below three compounds in a district is thin evidence and we have not published medians for it. Where you see a single compound representing a district, treat its rate as that compound's rate rather than the district's.
Manara measures the drive between every compound and every school and workplace that matters to our clients. As at September 2026 that is 1,824 measured drives across 35 destinations, 13 of them international schools and 22 of them workplaces or business districts.
The median measured drive is 21 minutes. Ninety per cent come in under 34 minutes. But 15 per cent of the pairs in the matrix are over thirty minutes each way, and those are the ones that quietly decide whether a posting works.
Thirty-five minutes each way to school, five days a week, is roughly two hundred hours a year in a car. That time comes out of the same evenings and weekends the family moved for. Families almost never connect the two, so the complaint arrives a year later as a vague sense that the posting is not working.
This is the finding that surprises people most. How many compounds sit within a twenty-minute drive differs enormously between one international school and another, and it has nothing to do with the school itself.
The figures below count compounds within a twenty-minute measured drive. They describe geography and road network, not quality, curriculum or admissions. We do not rank schools and nothing here should be read as doing so.

The practical consequence: choosing the school first and the compound second can quietly halve your housing options, and nobody tells you that at the admissions interview. Work the two decisions together. Shortlist schools, check which compounds are actually within reach of each, then choose both at once.
Only 25 of 47 compounds publish rates. The rest quote on enquiry, and a quoted rate is not the same as an achieved rate. Treat every figure here as the shape of the market rather than a quote.
Availability is not in this report and deliberately so. A compound with an attractive median may have nothing free for two terms, and we do not publish availability claims for any specific compound because they are wrong within days.
Finally, the measured commute is a typical drive, not your drive. School start times, the direction you travel and the month of the year all move it. We remeasure as the city changes, and Riyadh is changing quickly.
Rents are the lowest published annual rate per bedroom band per compound, exclusive of VAT, taken from the unit records Manara maintains with each operator. Where a compound publishes several unit types in a band, the lowest is used, which makes every figure here conservative.
Drive times are measured between verified coordinates. Any compound whose coordinates fall outside Riyadh, or whose district resolves to something non-specific, is excluded from the dataset rather than estimated, because one wrong longitude once produced a published claim of a 270-minute school run.
