What a compound actually costs

The advertised rent is the start of the number, not the number. What is genuinely included across 47 compounds, what is not, and the line items that surprise people in month two.

Why the headline number misleads

Compound rents are quoted as an annual figure and compared against each other as if that figure meant the same thing everywhere. It does not. What the rent includes varies enormously from one compound to the next, and the variation is worth more than the difference between the numbers being compared.

It also makes compounds look expensive against standalone villas, which are usually quoted bare. A compound rent that includes utilities, maintenance and facilities against a villa rent that includes none of them is not a comparison, and it is the single commonest costing error we see.

What is actually there

People assume a compound means a pool, a gym, a cafe and a staffed reception. Across the compounds on our map, here is how often each is actually present.

Read that carefully. A staffed reception is present in a minority of compounds, and it is the single thing that most changes how a compound feels to arrive at, to receive a delivery in, and to get a problem solved in on a Friday.

None of this is a criticism of the compounds without them. A smaller community without a reception may suit somebody perfectly and cost meaningfully less. The point is that "compound" is not one product, and two compounds at the same rent can be entirely different propositions.

The line items people forget

VAT. Rents are commonly quoted exclusive. Check which you have been given, because the difference is not trivial on an annual figure.

The deposit and the payment schedule. Annual leases are the norm, with six months sometimes available and one or three months usually refused. Payment is commonly split into two instalments, occasionally four. A two-instalment schedule on an annual rent is a substantial single outlay in month one, arriving in the same month as the flights, the shipping and the school deposits.

Utilities, where they are not included. Air conditioning in a Riyadh summer is the dominant line, and it is seasonal rather than flat. A quote taken in January is not a monthly average.

Transport. 9 of the 47 compounds on our map sit near a metro station. For the rest, the household needs cars or a driver, and that is a real annual cost that belongs in the housing comparison rather than next to it.

School transport. Per child, per term, and only if your compound is on the route.

Building the real number

Take the annual rent. Add VAT if it was quoted exclusive. Add utilities if not included, weighted for summer. Add transport for the household, whether that is cars, a driver, or both. Add school transport per child. Add the one-off costs of arrival, which land in the same eight weeks as everything else.

Then compare. Two compounds whose headline rents differ by fifteen per cent regularly land within a few per cent of each other once this is done, and occasionally they swap places entirely.

This is also the number to negotiate an employment package against. Housing allowances are frequently set against a headline rent figure that somebody found online, and the gap between that figure and the real cost of occupancy is the employee's problem unless it is raised before the contract is signed.

What we publish and what we do not

Our compound pages carry indicative annual rents where an operator publishes them, dated, exclusive of VAT, and marked clearly as indicative. Rates move and a quoted rate is not an achieved rate.

We do not publish availability for any specific compound, because it is wrong within days. We confirm current numbers and current availability before any viewing, which is a phone call rather than a page.
