The finding

We measure the drive between every compound on our map and every destination our clients care about. Splitting those measurements between workplaces and schools produces a result we did not expect and have not seen published anywhere.

Work commutes in Riyadh are easy. School commutes are not.

Most major workplaces are within twenty-five minutes of the large majority of compounds. International schools, by contrast, vary enormously in what they reach, from a minority of compounds to most of them depending on which school. A family optimising the housing decision around the office is optimising the variable that was never going to be the problem.

The consistency is the story. Across the major employment centres the reach numbers cluster tightly and the medians sit close together. Riyadh's road network serves its business districts well, and the city is laid out such that the compound belt and the office belt overlap comfortably.

Against which, the schools

The same measurement, for international schools, at twenty minutes rather than twenty-five because a school run happens twice a day with children in the car.

The spread here is roughly two and a half times between the best-served and the least-served. That is a different kind of variable from the office numbers, and it is the one that should drive the housing decision.

These figures describe geography and road network. They are not a comment on any school's quality, curriculum or admissions and must not be read as ranking one against another.

What this means for the housing decision

If you have children in school, the school is the binding constraint and the office almost never is. Choose for the school run, confirm the office works, and it will.

If you do not have children in school, the constraint largely disappears and the decision becomes genuinely about how you want to live. That is the case where district character, community and facilities should drive it, because the commute will be acceptable from most of the map.

The common failure is a household in the first category making the decision as if it were in the second, usually because the person with the office is the person who signed the contract.

The districts behind the numbers

Three clusters carry most of the demand. The King Abdullah Financial District in the north, which is newer and has pulled a great deal of financial and professional activity towards it. The Olaya and King Fahd corridor through the centre, which remains the densest concentration of established corporate offices. And the Diplomatic Quarter in the west, which serves missions and the organisations around them and has a housing market of its own character.

Newer developments are still reshaping this. Several of the destinations in the table above did not exist as workplaces five years ago, and the measurements will move as the road network around them completes. We remeasure rather than estimate, which is the only way to keep a table like this honest.

Method and limits

Drive times are measured between verified coordinates, not estimated from straight-line distance. A typical drive is not your drive: departure time, direction of travel and month of year all move it, and a school run at half past seven is not the same drive as the same route at ten.

Destinations are included where we hold enough measurements to say something meaningful. A workplace with a handful of cells is excluded rather than published thin.
